Title - Expressways, rail connectivity boost Ramgarh property market

RAMGARH: It's a real time of real estate business for coal and garrison city Ramgarh, the nearest city of state capital property market booming in Ramgarh defying the economic slow down in the economy which triggered toe time for real estate business as well as property market in the country, because of rising infrastructure in the district which makes the city perfect place for investment for the companies and business houses. Cantonment Board of Ramgarh (CBR) building by-laws does not allow construction of multi storyed dwellings in the garrison city, which promoted the realtors to keep distance from the city, but rising infrastructure forced them to start big real estate projects in panchayats adjacent to garrison city and panchayats getting shape of modern city with multi-storyed residential and commercial building built with modern architecture and design.

Villagers of Ramgarh suburban that include Muramkala, Marar and Kothar panchayat have became choiced place for the realtor where a number of big projects were started by real estate companies where flats and commercial houses were available with a low cost as compared to Ranchi, Jamshedpur and Dhanbad as claimed by the realtors who have projects in Ramgarh suburban.

Archana Mahto Mukhiya, Murarkala panchayat located in Ramgarh suburban said that villagers were apparently unhappy with land acquisition for construction of expressway, but now they realize that rising infrastructure with six and four lane super highways and rail connectivity has boost the cost of land which they have never imagine as villages rapidly emerging as city.

Deepak Agarwal, site in charge of Deepak Entrepreneur which already have real estate projects in Jameshpur and Dhanbad and now developing multi-storyed residential apartment in Muramkala panchayat said that rising infrastructure especially six and four lane expressway and better rail connectivity make Ramgarh deferent from other cities as this small city is rich in infrastructure that attracted his company to invest in real estate business in Ramgarh as Ramgarh is emerging as perfect place to live in.

Pawan Kumar Agarwal, Director of Praneet Spat, manufacturer of TMT saria who have started big real estate project in Marar panchayat said that once all construction of expressways completed the city would emerge as State Capital Region (SCR) like National Capital Region(NCR) as one could travel to Ranchi or Hazaribag in just 45 minutes with own car with expressway, while Ramgarh- Ranchi via Paithoria four lane expressway is an another option to reach Ranchi.

Deputy Commissioner, Ramgarh, Amitabh Kaushal said that following formal request made by National Highway Authority of India Limited (NHAI) administration has started process of land acquisition in Gola and Ramgarh blocks of the district this would be third expressway passing through Ramgarh.

Meanwhile hotel and dhabas on expressway stretch getting new look as owners started renovating to stay in competition as dhabas running in huts turned into beautiful dwellings in the expressways.

Pradeep Kumar, owner of a dhaba said that tile roofed his dhaba has been renovated to double storyed restaurant with garden and air conditioned halls for the customers traveling in Patna- Ranhci NH-33 which is now being upgraded to six lane super expressway.
